A: In a single family home rental the residents are typically responsible for lawn care, snow removal and upkeep of the water softener; beyond that Wisconsin Management Company provides maintenance as needed on a time and materials basis. Larger properties can either have these services provided by Wisconsin Management Company or handled by a resident caretaker providing these services in exchange for rent credit.
A: All activity is itemized in a profit/loss and balance sheet on a monthly basis that is reviewed by our Controller, who is a certified public accountant. Additional reports are available upon request. Cash flow can be disbursed in many ways. In many cases, we can pay mortgages and other property bills for you.
A: Wisconsin Management Company has a full-service maintenance department. Residents can call into our maintenance department or property manager and place a maintenance request. We offer 24-hour emergency maintenance services and can facilitate large projects either in-house or through trusted vendors.
A: A qualified property manager will screen residents and collect delinquent rents. That property manager will do regular inspections of the property, inside and out, and will give you long and short term recommendations for the property. Property managers also inspect and follow up on maintenance work done at the property to ensure proper completion. Service technicians also look for preventive maintenance items while on-site doing work.
A: Anything done for the direct benefit of the property is billed back to the property. Showings, service work, inspections, floor plans and marketing are charged on a time and materials basis.
A: Rent is collected by our bonded and insured professionals. Our full service accounting department or on-site manager enters the rent into the resident’s account. In addition, the property managers and/or collection department handle delinquency issues including court appearances and eviction proceedings.
A: Wisconsin Management Company does provide rent-to-own services tailored to the needs of the owner. Sales can be facilitated by our qualified on-staff brokers.
A: Wisconsin Management Company, Inc. provides services to handle any and all aspects of property management. We have a full service compliance department (Quality Compliance Services) which handles all government programs such as Section 42, Section 8, HUD, Rural Development, etc. We also have a full service maintenance and construction company (HomeTEK) that can handle any short or long term capital improvement to your property. We have an on-staff asset manager who can evaluate your property’s insurance, taxes, financing and salability, develop an exit strategy, and evaluate methods of increasing your NOI.
A: Every property has an experienced property manager who will be your contact person for all of your needs. Each property manager has an in-depth understanding of your particular property and needs. Property managers are also available to answer your questions and provide you with a summary of operations with an owner letter in conjunction with your operating statements.
