Social media is a great tool to use in property management and one that we’ve been utilizing more and more here at WMC. It allows for an additional form of advertising, educating, and communicating, and in the property management industry, it can help you connect and build trust with current and prospective residents. So how can it benefit you to have a presence on social media?

Meet Renters Where They Are

According to a Statista report, as of 2020 there are 3.78 billion social media users. That equates to about 48% of the population. Of that, 99% of millennials (and 90% of baby boomers) begin their home search online, according to a study by the National Association of Realtors. Social media is an easily accessible and prominent platform that should be incorporated into your strategy.

Activity Builds Trust

One of the most important benefits of social media is that it allows you to build trust with your audience. At a macro level, it’s a great tool for establishing yourself as a leader in the industry and community. On a micro level, it gives your audience insight into your voice and your approach to property management. And by posting consistently, you’re showing you are dependable when people expect to hear from you – a crucial aspect of property management customer service.

Market Relevance

The market is moving towards utilizing social media more consistently, especially with features such as Marketplace being so crucial in a resident’s home search. We’re even seeing new platforms appearing in the market that are integrating with social media platforms, so having a social media presence will help you stay relevant to market changes.

Competition

How many of your competitors are on social media? We’re seeing more and more properties showing up online. If your competitors have social media and you don’t, you will be much less visible in comparison. If your competitors don’t have social media, it gives you a leg up to reach new audiences before your competitors even spring to mind.

More Than Just Marketing

It’s really easy to see social media as a lease-up tool, but it’s important to think of it as a way to maintain your content baseline, even when fully occupied. This way, when you have sudden vacancies, you don’t have to start from scratch as potential residents have a backlog of information to pull from.

Feedback & Reputation

Social media offers an opportunity for feedback and concerns which we can use to make our property/business better and show that we address issues head-on and immediately. It also gives you control over the narrative. Instead of being at the mercy of Google reviews, you get to tell the story of your community to the public including everyday photos, friendly faces that will welcome them and the amenities they will have access to when they make your community their home.

Visually Entice

Since both Facebook and Instagram are image-based platforms, it provides a great opportunity to visually entice potential residents to learn more about the community you are inviting them into. Through the use of photos and videos, they are able to take their first tour online before they even speak with a member of the team. Provided that content is produced to a high standard, this can help with conversion rates.

Experience

Your presence on social media should be a reflection of the service you give at every level of the business. It should be experiential. People no longer want to just consume, they want to experience marketing. That’s why it’s so important to think about it in terms of a process, and why it’s vital to give a range of content instead of just thinking about it as a selling platform.

Social media provides a window to increase communication, trust, and lease length. By establishing yourself as a neighborhood-friendly organization and opening up to your residents, it makes for a seamless line of communication and creates a feeling of confidence that your residents have chosen the right place to live. Using social media to its maximum potential will elevate your business and the resident experience.
