Management Series: Lease-Up Experts for New Construction Properties

Wisconsin Management Company has been adapting our processes over the last few months to account for market changes and to ensure continued success for our clients through the challenges of COVID-19. One area in which we have seen a lot of success is the initial lease-up process of newly constructed rental properties. It's imperative that pre-leasing keeps up the pace with construction schedules in order for the building to open on time and with the highest occupancy rate possible.

The Current, a 71-unit building in Eau Claire, WI, is the latest lease-up success – a property we have been managing throughout its construction in the run up to its opening date of September 1st. We are proud to say that despite the current climate, we already have 22 leases signed and another 9 applications in progress… And that has been accomplished without a team member stepping foot on site until last week, when the leasing trailer was officially set up and staffed by our team.

We have maximized our online presence to draw in potential residents and have been scheduling virtual walkthroughs of the website with a leasing consultant. During these calls, potential residents can get a better idea of what the building will look like, select their floor plan and apply online. We also put a paperless leasing system in place, whereby residents can pay their deposits and sign their paperwork online.

We would like to extend our thanks to the owners of The Current, who have continued to put their faith in us during this tricky time. With 31% of units pre-leased and 2 months to go until occupancy begins, we are excited to see what more we can achieve for our clients in the coming months.
